This home has a very pretty and inviting facade. But the land is not big and, with much of the yard taken up with an outdoor studio, there is little in the way of grassed area, the property would probably best suit families with teenagers. The fundamentals are in the right places. However, the flow from front to back is through a room which seems to have little use other than a wide hallway. Other buyer concerns may be the shared main bathroom/laundry, especially for larger families with lots of washing. The rear living room furniture arrangements may also be a concern, as this area felt a bit narrow. The bedrooms, excluding the main, have no built-in robes and building them in would further reduce their size. Whilst the ceilings in the kitchen/family room are sloped and beamed, they do allow good light into the rear living area, which could otherwise be quite dark in winter given the southern rear orientation.  The real winner for this property is its position - the distance to Martin Street shops and station is hard to beat, there's easy access to Nepean Highway for the city and it is walking distance to the beach, although a little longer. With Elsternwick Primary close by and the train providing easy access to secondary schools, this ticks the boxes for buyers looking for a convenient location and lifestyle and a home with enough spaces. Homes in this area are tightly held. One of the more recent sales is 27 Hamilton Street which sold in September last year for over $1.3m. This was however on only 478 sqm and was sold at a quieter time than we are currently experiencing in the market place.
