These are the sorts of homes I like to look at and consider.

They are a class above the norm in terms of design, build and feel. However, to be frank "Art Deco" is an acquired taste and not to everyone's liking - meaning more don't like this style than do - and in this market, the main issues would be finding any buyer despite the quality of offering.

That said - those that do like what a home like this has to offer, do tend to compete harder than most to acquire it on the grounds of emotion and rarity of offering.

11 Viewbank is one of the better offerings of this type, due to the multiple facts that the bedrooms are far bigger than what is normal for this style and the renovation work has largely been done - as renovating a less than perfect version of 11 Viewbank involves sometimes going through triple brick and quite often the floor plan and flow is nothing like what you find here.

I particularly like the entrance, adjoining rooms and all of upstairs - could see a master bedroom move to upstairs although a perfectly separated and high quality one exists downstairs.

If I was being picky, I would say that with many homes of this era, this one sits back on the block thereby diminishing the rear yard size and then garaging is less than perfect being tandem.

What has been done in terms of renovations works for me and I can see some opening of the rear living areas to improve the good (but not perfect proportions) as being something the new owner may do.

Location is all things A grade Glen Iris - close to everything you need to be if you are looking in this general area and this is one of "the streets" with a number of high-quality PPP neighbours. 

So, Position tick and Property tick - what of price?

You'd be unlucky to have too much competition due to this style in any market cycle and so it may well be a straight game of chicken seeing who walks away first.

A good offer should be given or else hold and a good offer should be taken or else it may be a fair while before somebody else repeats
