11 Valetta is basically land in a great spot with a shell of a home, tarted up for sale - due to current market conditions and quality of the property, hopefully at an affordable and better price, than it would have been last year.

Let us start with the property - north facing rear (big plus for light), flat and a good size with the current façade being the highlight. Rooms are basic and the bathroom for most, is in the wrong place - the rear yard is a good size and the neighbour's walls and windows could (for the most part) be blocked with plantings.

We have rated it as needing a major reno - but it is rentable and liveable as is.

Rear car parking is there, but not easy and unless you have a small car - you will find the turning in and out annoying and revert to the street wherever possible.

So, we get to the good bit -position. It's simply the best on so many fronts and I speak from experience, having lived in the street for 5 years in the early 80's. You are close to everything and apart from the occasional tram scraping the lines, it is surprisingly quiet.

As well you are on the Glenferrie Road Spine for many schools - train a safe walk and shops - shops, shops, how much choice can you have!!

Future - let's talk about it - no Heritage a plus - would a new build work here? Mmmm not so sure if modern - period yes probably - the question is then capitalisation? A few sales say low to mid $3m would see it out, if a really good result after reno.

So even though this a great position - due to a few compromises we need to be on the money at contract time and not overpay.
