11 Sunnyside is crème de la crème Camberwell, on top of Camberwell Hill.

Sunnyside Ave is THE street in the Sunnyside Estate and Number 11 is probably the pick of the blocks within this street.

North facing rear, sitting proudly on the street, good street presence of the actual house - with an excellent frontage - as well as being relatively flat as you move towards the back of the block.

It is hard to find fault with this block. Yes the house is not completely renovated but it is very liveable and very rentable and according to the agent it is bulldozable at the moment.

So it’s bulldozable, its renovatable and its rentable, it’s got many options.

Of those options, the favoured one for me is that you buy and you spend what you need to spend - you live in "as-is" for a while, save your pennies and cut off the back - replacing with a modern extension to give the living areas a lift and create additional bedrooms and a new kitchen and laundry etc.

A really beautiful block that should go strongly. Rated as a serious renovation.

Land in the area and also in the other side of Burke Rd in Hawthorn East is going crazy at the moment and $4,000 sqm is not unheard of. Yes across the road sold for $2.9m but its south facing and falling away with an ugly home so its not really a comparable.

I do commend this property to buyers – this is a really good property to look at.
