4 Mernda which sold last year for just over $6m in a competitive boardroom auction gives you a key on price expectations, but I'm not sure it's a clear pointer to demand as these are different homes. From the street is not 11's best viewing - that in fact comes at time of entry and I like almost everything about the lower level of this home including the informal and formal areas, rear garden and garage set up. Where I think some may find issue with this home is the second level and the bedroom accommodation, which is into the roof and the backing out from the garage. This was a sign of the times and very practical in the 1920's but for some modern buyers it doesn't give them the feeling of space and freedom that they demand at this price level. Overall this home is a lot better than it presents from the street, in a very good location with a mixed floor plan.

A good-sized family home in a popular Kooyong location, which is understated from the street and private to the rear. Entry and master bedroom areas are a good size and internally the feel is not bad and overall the plan works OK. Some concerns from a buyer's perspective - the second stair is narrow and first floor secondary bedrooms small. The winding driveway although a romantic notion could prove an issue for some (it is a little narrow and reversing out could be tricky). Internally this will lack some polish, yet that of course be improved with a cosmetic upgrade.
