You can be scared of the rating score or you can really like this home.

Here are the key and really important points;

If you like it as is and you have pre-teen aged children family. then this is good.

However, if you have really young children or you want to change everything other than a cosmetic makeover, then this is bad as it doesn't make sense

If you only want to spend low to mid $3m and live on a big block in a character home in a well located position (except it's a bit far to walk to train) then this makes real sense  but if you want a classic proportioned home forget 11 Highfield.

If you're looking for a homestead type family home then great but if you are looking for an entertainer connecting from kitchen to backyard then forget it.

If you buy in a strong market and sell in a weak one you will almost certainly lose money on 11 Highfield (and quite a few others as well). If you buy in a weak market and sell in a strong one and you have not done anything to it except re-do bathrooms kitchens and maybe an ensuite, then you may have done well.

This is for a smart buyer with strong feelings about the essence of the property. This is a good home for teenagers. This is home that I really like - but as a full renovation project it would be a money pit.

Just enjoy it as is.
