Bates on the edge of the Gascoigne is a great street in terms of the homes in it even if the location is not regarded as A++ overall. No 11 is one of those homes that you see once or twice a year and is in part a credit to the original builders and in part to the current owners. It has a brilliant mix of old world charm and mod cons that have been interwoven by the current owner and this has been done with flair, pizzazz but more importantly with class.

Beauty maybe only skin deep but the skin here is beautiful. Looking a bit deeper here are some thoughts - the sign of a great home a secret contemplative garden - Cosy dining - Living opens up to the north - Fantastic kitchen set up - A double garage and workshop - Love the cedar smell in the wine cellar - great cellar - Laundry good and outside drying area - Kids loft above garage - Beautiful opening to garden - What a beautiful front door - Upstairs works brilliantly - Master is fantastic, although would have liked to see a downstairs master as well - Look from front is brilliant - Magnolia is brilliant.

Hard to fault this home as a building and surrounds - as you can see I like it
