106 Stevenson is an average build block for the Studley Park area, with a home and downstairs apartment that could be rented out for a long time or whilst new build plans are being drawn up.

Location is excellent for CBD, walk to Richmond, golf, river and parks - as well as private schools, shopping and freeways.

I think everybody knows how underrated I think Studley Park is.

The block is the key – let’s talk through the issues:

1. Slopes - multiple slopes
• Back down to front (positive for below garaging)
• East to west - adds to build cost and you could be dominated by home to the East (this is a negative)
• Not a lot of backyard flat area

2. Views
The views are not the rear - they are to the front - they are secondary views

3. Neighbours
We talked about the neighbour to the east - I also have future concerns about neighbour to the north - the block is from the other street and if a new home is built on it - then your smaller backyard could be dominated by a double storey all the way along the fence.

Block Width – ok

An average block that would need to be bought at a good price.
