10 Munro is a home of compromises - but for some, good compromises.

The location is Armadale AAA - close to everything such as train, shops and school tram routes.

No car access is not so good - however, this is one of the few areas that could sustain such - as it's unlikely to have a lot of new flats built due to heritage controls - therefore you should have off street parking for many years to come. No car access also means that a home on this land size and of this calibre, all of sudden becomes affordable.

It's a tick on price and position.

So, it's down to the property - let's not beat around the bush - out the back is quirky - for most that quirky is not so great - but it's very usable as is and fixable (if you want to) for not too much money. The neighbouring home, whilst a house, does have an impact on the homes street presence.

Being single level much of the south facing rear light issue can be mitigated with some smart sky lighting.

The front rooms are fairly typical for a renovated home of this type and the bathroom is done and in the right place. Front steps will rule out some older downsizers, again keeping the price reasonable.

So, for single/couple who want a great location and can take car compromises, then this is a home that may meet your budget.
