"Great Hawthorn East Street, close to Camberwell Junction. Given recent strong sale at No.31 with smaller land yet arguably a more appealing house from the street, No.10 should do well. Many would see this as land value (and we have rated this as land only here) with the opportunity to build new, given no heritage overlay and good western orientation to the rear - great for afternoon light. Existing house does have planning issues and it all could be too hard to make that good."
