From the street, I expected another ho-hum - draftsman like, underachieving feeling home.

Basic build and low ceilings when looking at plan would only heighten your concerns.

However, inside the home - you can smell, feel, see, experience the architectural input. This has been conceived by a trained and skilled mind - the proportions, the flow, the visuals are well above what you get from a stock standard "spec" home.

Location is not Malvern's best - but if it was it would be unaffordable for buyers in the stated price range. I have played cricket on Robert Menzies Reserve - it's a nice family oval, that's 5 mins away - on and off the freeway is simply get past one intersection Elizabeth Street/Toorak Road and Railway Line - so its 5 mins away - some noise will come off the freeway; outside and the second story. Also, a 5-minute walk to the Glenferrie Road spine - increasing an already wide range of school options. Coffee and cake is $5m on Malvern Road. Finally, on the position matter - the street is good, as doesn't feel like a thoroughfare.

What else I like about the home is the windows which bring in the light and the flow is good. Upstairs feels a tad undersized; room sizes and ceiling heights again - but unless you're a 6"5' footy team it's not a deal breaker.

On block position is good and has a westerly rear aspect for pool - garden feels well put together also.

Price - well it should have overseas and local appeal -  perhaps it's even a buy, live and then bulldoze after a while. Renovate - yes, probably cosmetic only makes sense. This should have some interest at market value - pushing much above that I'm not so sure.
